Payment Instructions

Rental Payments are due and must be received by BulMac Properties by the first of each month.  Payments arriving after 5:00pm on the fifth of the month will be assessed a late fee in accordance with your lease, this fee will be no more than the lessor of 10% of the monthly rent or 10% of the remaining balance in accordance with the Virginia Residential Landlord Tennant Act (VRLTA).
Payment Options:
Payments can be made using personal or cashier’s Check, Money Order, ACH transfer, Debit or Credit Card.  We are unable to accept cash payments at this time.
Checks and Money Orders
Checks and Money orders must be mailed to the address below and must be received prior to 5:00pm on the 5th of the month to avoid late fees.  Checks and money orders must be made payable to BulMac Properties LLC.

Electronic Payments
We accept electronic payments in the form of Debit, ACH Transfer, and credit cards via our Apartments.com portal, electronic payments are charged a processing fee by the vendor. You will receive an invite to pay online once an email address is provided, if you did not receive an invite please contact us to have it re-sent. 
Apartments.com charges a fee for processing of rental payments, this fee is not paid to us and thus cannot be waived fees are outlined below:
ACH Transfer: If using your bank account to pay there is no processing fee
Credit and Debit Cards: Credit and Debit Cards are assessed a 2.75% processing fee 
***ACH payments take around 5 business days to post, Card payments take around 2-3 business days to post so please plan accordingly***
 
In Person Payments
In person payments can be arranged in the form of Check or Money order, however this MUST be coordinated prior to the due date (first of the month) with our Site Manager (Doug) or our Project Manager (Liam) by calling/texting 757-418-6390.

Routine Maintenance

Routine Maintenance request can be obtained by downloading the request form by clicking the following link Maintenance Request Form.

Maintenance issues must be reported within 24 hours of discovery, every effort will be made to respond to all maintenance request within 2 business days.  Request for routine maintenance made during weekends of holidays will be responded to on the following business day.

Emergency Maintenance

Emergency Maintenance request should be made immediately via text or voice to:

A maintenance emergency is something that, if it isn’t repaired immediately, could cause injury, threaten your health, or cause serious property damage. These things could include:
-A broken water line or flooding.
-Fire (call 911 first, then maintenance)
-A broken lock on your door.
-No heat in freezing weather.
-A sewer back-up that is flooding your apartment.

A maintenance emergency is not:
– Broken or malfunctioning appliances.
– A broken or burnt out light bulb.
– Wide spread electrical outage.

Lock-out assistance Requests

During Regular business hours: (M-F 9am – 5pm)
– Request for lockout assistance can be made by calling or texting 757-418-6390.
– Lock out assistance will be provided on an on available basis, and subject to lock out fee as outlined in your lease.
Outside of Regular business hours: (Evenings, Weekends, Holidays)
– Lockout assistance may be requested by contacting commercial locksmith
– Any and all fees charged by commercial locksmith must be payed by resident at time of service and will not be reimbursed.
