BulMac Properties
BulMac Properties invests in small to moderate sized Multi-Family apartment buildings and complexes sized between 10 and 150 units. We focus on buildings and complexes that are under performing and or in need of repairs to add value to our investments and our community.
We are currently seeking properties in the Hampton Roads area of Virginia with specific focus on the Ocean View and Ghent areas of Norfolk.
We are a partnership of investors with a combined total of over 60 years of civil service history. Together we have more than two decades of experience successfully holding and managing rental properties. We currently hold properties in Pennsylvania, New York and Virginia that consistently produce results.
We know what it takes to close a deal and are able to close quickly and efficiently. We understand the time value of money and the money value of time, and pledge to hold both sacred throughout every deal.

Our Strategy
We are specialized, or niche, investors in the Multi-Family market. We seek out B & C type buildings and complexes consisting of 10 to 150 units. Heavy lifting is our specialty, we look for properties with added value potential. This can be from management issues, sub market rents, deferred maintenance and the need for rehab or renovation or simply struggling with occupancy.
The Long Term
After the sale we carefully evaluate the asset, from the structure and systems to the finishing. Our Rehab team gets to work immediately addressing anything that does not conform to the BulMac standard of excellence. Once the property meets our standards across the board it is passed to our management department to professionally manage the property maintaining the BulMac standard throughout our time with the property.
This is where BulMac shines, we focus on the whole process not just the glamour of buying and selling. We take our enthusiasm and dedication into the management of the property and the satisfaction of our tenants. We are not happy with just being good we will settle for nothing but being the best!

Who We are not
We are not wholesalers, when we make a deal you are making a deal with BulMac Properties and you will close with BulMac Properties. Our investment is in the property not the contract. You will never see bandit signs with our number in your community.
We are not flippers, we are not fixing the property with the bare minimum investment to put it on the market and turn a quick buck. When we buy a property we spend the time and money to fix and update it correctly, it is then transferred to our management department and held and managed by BulMac Properties as a long term investment.
We are not tire kickers, each potential property is carefully scrutinized before we enter into negotiations. Rest assured you will be treated professionally and courteously. We understand the value of your time and will communicate efficiently. Most importantly we will show up at the closing table, no games, and no gimmicks.
